How to get your tenant to pay rent on time

When you take up a new tenant for your house it’s agreed upon that he will pay the rent on the first of every month. If you have found the tenant through a third party, such as residential or commercial letting agents, then ensure that the agents are in total accordance with you in terms of these rules and regulations and notify any to-be tenant in advance. This is because many times tenants don’t pay on time and continue to do so every month.

So, what do you do as landlord? First of all before renting out your property you need to do thorough screening of your tenant, even if he or she comes through a third party agent. You must put across to him that you will not tolerate late rent and that it’s not okay to be late all the time. You have to be clear from the very first month that he has to pay on time and also let him know what actions you will take if they are late. Explain that rent is due on the due date and not the day before they are charged late fees. Although you may have mentioned this in the lease, there are tenants who are careless. Be consistent from the beginning of the lease. You can include a late charge to it and explain the consequences of late payment.

Send out a series of late rent notices in case he continues to pay late every month. Let him know you are paying attention and following it up. Once a tenant understands this he will not be careless about it. It even makes sense to keep all communication between the two of you in written or email form to avoid any further misunderstandings.

In case things don’t improve, you can file for eviction through an attorney or by yourself. Make sure you know your local rules and regulations in this regard. Every state or jurisdiction has requirements like number of days that must pass before involving legal proceedings against your tenant. You may need to send notices at first before you go ahead with the eviction order. Just create a plan and keep it as business.
